Home-cooked meals perhaps
do the most for our fine reputation, because the exquisite
dining rooms just always seem to become the center of everyone's
attention. Meadows residents may take daily breakfast or gourmet
dinner, or both. There is no assigned seating and your guests
are welcome at all times. Meal quality, variety, nutrition
and overall appeal become extraordinarily important as we
enjoy our later years. There are typically three dinner choices
each evening.
All apartments in this central
Massachusetts retirement community are fully private, with
very nice oversized bathrooms, generous full kitchens, and
lots of large windows. There is abundant free parking for
all, and a very efficient private bus which many residents
use for their local-area shopping trips, etc. Of course, many
services may also be brought "to the door" for those residents
who wish. Local firms like Dominos' and Papa Ginos', for instance,
come into The Meadows just like they come to every other neighborhood
in town.

full telephone, cable, and Internet capability. There is a
special office on-site for visiting physicians, and other
professionals, and New Horizons enjoys a "preferred provider"
arrangement with Marlborough Hospital / U. Mass Medical Center.
Onsite emergency response RN services are also available to
Meadows residents through our on-site third party healthcare
provider.
Traditional monthly activities
are available, with special emphasis on health and fitness
in a state of the art on-site health club. There is also a
network of walking trails through the adjacent woodlands.
All residents of The Meadows are also guaranteed priority
access to New Horizons' comprehensive continuum of care if
the need should arise.

The Meadows is
a home for all its residents.
No two apartments are identical. A "cookie cutter" approach
would have lessened that individuality. Indeed, a real start-up
marketing challenge was obliging the visitor who asked to
see "all the different types of apartments available." There
were just so many then, and there is still a very nice selection
available.
The Meadows does not advertise
extravagant furnishings or an overly formal or exclusive image.
Yes, this is a beautiful, well-adapted community with comprehensive
amenities, but people are paramount. We focus on each
resident's happiness and comfort, in ways they
remember from their own unique pasts.

The Meadows apartments are
characterized by their overwhelming charm...much like that
found in a cozy New England country inn. Set on 40 gorgeous
acres, the entire community is infused with a pleasant calm
and New England friendliness. For many of our residents, The
Meadows is not just a new home; it is a new way of life, and
a better way of living.
All units have their own
independently controlled heating and air conditioning
systems, with heavily insulated walls. All of The new Meadows
apartments have earned the "Energy
Star" award sponsored by the United States Environmental
Protection Agency (EPA). Many units have balconies or patios
opening to our quaint country campus surrounded by more than
100 acres of prime conservation land. Grazing deer are frequent
visitors from the abutting woodlands.

To aid in providing a quick
response in the event of an emergency, a receptionist is scheduled
at New Horizon's front desk 24 hours a day, and there is an
operations manager on-site seven days a week. At least one
Registered Nurse is scheduled on-campus, 24-hours, every day,
in addition to various other round the clock staff in the
adjacent buildings of New Horizons.
In 1993 Cummings
Properties Marlborough, Inc. purchased the entire campus
of the former Madonna Hall School for Girls from the Sisters
of the Good Shepherd. New
Horizons Continuing Care Retirement Community (CCRC) opened
in 1994. The facility was completely renovated and substantially
enlarged, adding many special features and amenities to foster
convenience, comfort, and aesthetic appeal.

Although the facility is
private and entirely nondenominational, New Horizons is one
of few communities anywhere to offer both daily Catholic
Mass, in our own beautiful 200-seat chapel, and regular on-site
Protestant and Jewish services as well. Many Jewish
residents enjoy their Friday evening meal together as part
of New Horizons' weekly Shabbat observance.
The Meadows apartments, consisting
of two brand new four-story buildings and three smaller buildings,
with a total of 154 oversized apartments for fully independent
seniors, opened in 2002. Unlike most similar size buildings,
which tend to be wood-framed construction, the two larger
Meadows buildings are both steel-framed, with all poured-concrete
floors. Most of the remaining New Horizons buildings have
completely fireproof poured-concrete construction throughout,
including their roofs. All buildings are fully sprinklered
as well.

Meadows buildings are easy
to get around, and all residents have access to an elegant
indoor walking path inside New Horizons. Five times around
the interior carpeted hallway of the "hex" is one mile!
Also available, adjacent
to this remarkable country campus, is a separate specialized
facility for residents living with Alzheimer's disease. Hearthstone
Alzheimer Care, Inc. serves 44 residents with a variety of
dementia related issues. Priority access is available for
residents in The Meadows apartments or in New Horizons who
may later need Alzheimer's care.
The large majority of residents
in The Meadows retirement living community in MA have their
own automobiles and drive regularly, but many also use the
New Horizons bus for downtown Marlborough shopping trips,
etc. Assabet Valley Transportation for seniors is also a popular
and low-cost option for seniors wanting to take a break from
driving.

This delightful Massachusetts
retirement community , which first opened in September, 1994,
is affiliated with the highly successful Cummings Properties
organization of Woburn, Massachusetts. The entire campus is
owned by Cummings Foundation, Inc., a private operating foundation
with a charitable mission.
In a major feature story
on Sunday April 28, 2002, Metrowest Daily News wrote
glowingly about The Meadows. CNC Real Estate Editor Susan
Brickman described the place as feeling "more like a
big, friendly club, with a formal lobby opening to a turned
staircase, a gas fireplace with a marble surround in the lobby
sitting area, and large one-and-two-bedroom apartments that
are all unique."

Brickman went on to write
of the friendly atmosphere of The Meadows and its residents:
"The camaraderie, the laughter, the uninterrupted chattering
of the residents in the dining room was proof enough [of that]."
Very few of the residents knew any other residents before
moving in to The Meadows, but friendships there tend to develop
very quickly.
Resident John O'Reilly, formerly
of Framingham, MA, told the paper he was one of the first
residents in the first Meadows building. " I went out
with my daughter who wanted to get me out of her house",
he quipped,"and we had three places in mind. But we didn't
get any further than here. We liked what we saw."
" It's still a secret,"
he added,"its too good to spoil. And where else can I
go and have this many women around me?," O'Reilly concluded
with a grin.
The Meadows is located on
40 acres of rolling meadows and woodlands, and is surrounded
by deeded conservation land. Abundant animal-life, including
wild turkeys, foxes and deer frequent the property. The Meadows
is a rental community with no endowment, and typically no
occupancy commitment beyond 60 days.

are fully independent in all respects, consider "The
Meadows." This fine 154 unit supplement to the continuum
of care at New Horizons offers units from 900 to more than
1,950 square feet in two large brand new buildings, and three
smaller buildings, directly adjacent to New Horizons.

Shown at left is a front
view of 420 Hemenway Street which opened July 1, 2002. A pleasant
two-lane connector drive runs between 420 and 370 Hemenway.
There is also an indoor passageway connecting 420 to 400 Hemenway
Street. This walkway includes a carpeted, air conditioned
130 foot long pedestrian bridge, shown below left. This in
turn connects internally almost to the side entrance of 370
Hemenway.
The entire property of The
Meadows and New Horizons is now fully developed, with no additional
construction expected at any future time. The overall capacity
of this multi-faceted continuing-care retirement community
is about 520 residents. Special priority is always given to
residents who are already in the community if their needs
change and either a care plan or greater care is ever needed.
The elegantly groomed landscaping
and grounds of New Horizons are interlaced with indoor and
outdoor walking paths. There is a comfortable hiking trail
which originates beside The Meadows at 420 Hemenway and transcends
the woodlands directly to Marlborough Country Club, less than
a mile away. Many residents enjoy walking the circular central
hallway at 400 Hemenway, with five laps equaling just a mile.

age of 65, The Meadows provides its residents with superb

"The Meadows" is
a very distinct, but integral part of the New Horizons continuing
care retirement community (CCRC) in Marlborough, Massachusetts.
Sharing a beautiful 30-acre campus, it is surrounded by a
hundred acres of conservation land and state forest. The Meadows
offers one of the most serene country settings anywhere, with
convenient access to Boston and Worcester. It is located just
off US Route 20, very near Longfellow's historic Wayside Inn
in Sudbury, and 13 miles west of Boston's circumferential
highway, Route 128/I-95.
The woodlands and meadows
which virtually surround the entire campus abound in wildlife.
Foxes, wild turkeys and sometimes whole families of deer at
one time have all been spotted routinely, right at the edges
of the parking areas.
Gracious
homes as spacious as these are not often found, even in the
suburbs. In addition to the exceptional design features, there
are many practical features in The Meadows, including fully

include courtesy professional office in each building, plus
large function areas, mail rooms, libraries, and elegant dining
rooms. Both 370 and 420 have large aquarium features in their
main lobbies, including a 15 foot high waterfall in 420.
Outdoors, the campus has been carefully designed and professionally
landscaped with extensive plantings, trees, and sitting areas.
This delightful setting for The Meadows complements the continuous
surrounding Marlborough green belt between The Meadows and
Marlborough Country Club to the southeast. In addition, there
are numerous on-campus recreational areas including a very
large indoor swimming pool, fitness center, and walking trails,
as well as abundant free parking for residents and their guests.

Meadows' developer, Cummings Properties, LLC of Woburn, is
no stranger to the concept of "building what people want."
For the past 30 years, the family-owned firm has grown to
own and operate nearly eight million square feet of office
and residential real estate in 10 communities north of Boston.
What's more, officials report that the firm has been debt-free
for nearly a decade.
Twelve years ago the company
purchased the former Choate Memorial Hospital in Woburn, and
created not-for-profit New Horizons at Choate. The upscale
125-resident retirement community has been lauded by state

and managed Place Lane Condominium, a 149-unit luxury condo
